● Second Suite: Queen-sized bed, closet, ceiling fan, air conditioning, Wi-Fi, and a secure in-room safe. It is complemented by a well-appointed workspace and vanity. Guests have access to the shared bathroom.

● Third Suite: Double Bed equipped with a closet, ceiling fan, air conditioning, Wi-Fi, and a safe for your belongings. Guests have access to the shared bathroom.

● Fourth Suite: Two single beds, reading corner, a closet, ceiling fan, air conditioning, Wi-Fi, and a safe for added security. Guests have access to the shared bathroom.

**Must be 25 years or older to book this property. Must submit a copy of your passport & government ID.**

**HOUSE ETIQUETTE & SAFETY INSTRUCTIONS**
● Please wear house slippers inside the villa.
● Please respect the furniture and keep it clean. (No jumping on furniture)
● Please do not move around the furniture.
● Do not burn any candles/incense of any kind.
● We have provided a portable grocery shopping basket for your convenience. Please handle it with care and return.
● Please carefully read and adhere to safety signage around the property.
Fire extinguisher, first aid kit, fire blankets, smoke and carbon monoxide detectors onsite.


**NOISE & NEIGHBORHOOD**
● Quiet time after 9:00 PM. Please be respectful of surrounding neighbor's.
● Music indoors and outdoors should be played at reasonable levels

**PETS**
● No pets of any kind are permitted indoor or outdoor on our property.


**CHILD & YOUNG ADULT SUPERVISION*
● Children/young adults at all times should be supervised on our property by adults. (We suggest 21 yrs and older)
● Registered Guests/Parents are responsible for the safety of their children/young adults at all times.
● High chairs, cots, and cribs available upon requests. We suggest you request it at the time of booking.

**APPLIANCES**
● Please double-check that you have switched off all the lights or other electrical devices before you leave the property.
● You’re welcome to use the washer & dryer, but just make sure that you don’t overload it. Laundry detergent not provided.
● The central air temperature is preset. We have provided extra blankets if you become too cool .
● Please remember to clean the BBQ and use utensils after each use.

**LOST BELONGINGS**
● We are not responsible for any personal belongings left behind after your stay.
● In case you misplace a personal belonging, please contact Villa Manager, so that we keep an eye open when we prepare the property for the next guests. You will be responsible for all couriers fees if your personal effects have to be mailed

**EATING ZONES**
● Do not drink the tap water. Please utilize the water cooler and or buy bottled water as drinking water during your stay.
● No eating or drinking in bedrooms. Please enjoy your meals in the indoor/ outdoor dining areas.
● Please use plastic dishware's and cups provided while dining outside.

**GARBAGE DISPOSAL**
● We ask that our guests be so kind as to dispose of food in the available garbage bins provided.
● Garbage pick up is on Thursdays. Please place garbage just outside the gate on Wednesday evenings.
● Please do not try to flush any sanitary products or baby wipes down the toilet. We have provided garbage cans for this in all bathrooms.

**NO SMOKING/ VAPING/E-CIGARETTES**
● Smoke-free zone
● Smoking of any kind is not permitted anywhere inside the property. No exceptions!
● Smoking zones: outside in open areas of the sundeck.
● This policy applies to cigarettes, cigars, pipes, hookahs, e-cigarettes, marijuana, illegal drugs, and vaporizers. If there is evidence of smoking/illegal activities in the rental property, guests may be subject to removal with no refund from the premises and subject to additional penalty fees.
● Please dispose of your cigarette butts in the ashtray provided in the designated areas only. Do not throw butts in the gardens.
● Please ensure all smoking elements are properly put out before disposing in the garbage.

**PARTIES AND EVENTS**
● No parties or events are allowed at any time.
● Any small gathering is restricted to 8 people in total and must comply with the rules regarding noise.
● Failure to comply, renter(s) will be subject to removal without refund and subject to additional fees.

**NO UNREGISTERED GUEST(S)**
● Only guests listed on your booking reservation are permitted on the property. 8 people maximum.
● Violation of this policy can result in removal from the property without refund


**PROPERTY DAMAGE**
● There will be additional charge(s) for missing items, this includes any property of Villa Coby.
● Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to the owner.

**VOLTAGE**
● You will not need a converter or transformer but just a travel adaptor for electrical devices such as cell phones, IPADS, because Antigua operates on a 230V supply voltage, which is within the 110-240V range that the dual voltage appliance operates on.

**POWER OUTAGES**
● Villa Coby has you covered, our villa is equipped with a power generator onsite.

**POOL AND OUTDOOR RULES **
● Swimming at your own risk
● Parents/Guardians are responsible for your own children at all times.
● Life jackets available
● No running on the sundeck.
● No unnecessary loud noise
● No pushing/Roughousing
● No diving
● No use of bathroom in pool
● No glassware in the pool.
● No sharp objects in the pool
● Sundeck can be slippery when wet
● Use shower to wash off any sand or residue on skin prior to entering pool
● Please use only plastic dishware and cups when dining outside.
● Avoid swimming alone
● Please stay out of the pool when storms threaten. Lightening can strike suddenly, even in the absence of rain or with blue skies visible. Take cover when a storm approaches and remain out of the water for at least 30 minutes after the last lightning is sighted or thunder heard.
● Do not swim if under the influence of substances, alcohol or medication that may cause drowsiness.
● Don’t play around drains and covers. Even when properly equipped, pool drains and covers can be hazardous. Never play near drains or suctions. Entrapments occur when someone or something becomes stuck to these drains.
